Project Details

This property management client in Newbury Park partnered with GPM to restore and protect their asphalt parking lot. The pavement was showing signs of wear, with cracks, uneven sections, and faded striping that impacted both safety and appearance.

The lot was experiencing issues such as cracking and potholes, and was vulnerable to oil spills, water damage, and oxidation. Exposure to UV rays can cause asphalt to become brittle and accelerate deterioration, but the sealcoating process helps to prevent these problems and extend the pavement’s lifespan.

Scope of the Asphalt Parking Lot Project:

Our asphalt maintenance paving team performed sectional removal and replacement to repair deteriorated areas of the lot. Repairs are necessary before seal coating to ensure the best results and long-term effectiveness of the protective layer.

We then applied a sectional sealcoat (pavement sealer) as a protective layer to the existing asphalt, using an asphalt emulsion sealer, one of the most common types of pavement sealcoating for optimal protection, durability, and longevity. The sealant mixture included sand to improve traction and enhance durability. The seal coating method used was a combination of squeegee and spray application, and two coats were applied in high traffic areas: the first coat provided initial protection, while the second coat further enhanced durability and extended the lifespan of the sealed surface, especially in areas with higher traffic volume.

Regular maintenance, such as asphalt sealcoating, protects against rain, water infiltration, and harsh weather conditions, reducing the need for frequent repairs and more frequent applications in high traffic areas. This service is essential for extending the lifespan of commercial properties, including shopping centers and commercial property parking lots, benefiting both customers and property owners by preserving curb appeal and investment value.

Finally, the parking lot was re-striped to improve traffic flow, safety, and curb appeal.

Line Striping and Markings:

Clear and precise line striping and markings are essential for any well-maintained parking lot. Not only do they maximize curb appeal, but they also play a vital role in organizing traffic flow and designating parking spaces, crosswalks, and loading zones. Proper striping ensures that vehicles and pedestrians can navigate the area safely and efficiently, reducing confusion and the risk of accidents. Regular parking lot maintenance that includes fresh line striping helps property owners maintain a professional appearance and comply with safety regulations. By investing in high-quality striping, property managers can extend the life of their parking lot, enhance the overall user experience, and protect their investment for years to come.

FAQs

Why are asphalt repairs completed before sealcoating?

Sectional removal and replacement stabilized cracked and deteriorated sections so the sealer could bond uniformly. Repairing failures first prevents reflective cracking and protects the new coating’s lifespan.

What sealcoat material and method were used on this project?

An asphalt emulsion sealer blended with sand for traction and durability. Application used a combined squeegee and spray method to ensure full coverage at texture and edges.

Why are two coats of sealcoating applied in high traffic areas?

The first coat seals and waterproofs. The second coat adds wear resistance where turning, braking, and frequent traffic accelerate abrasion, extending service life and appearance.

How does sealcoating protect a parking lot?

It shields the surface from UV, oxidation, water, and oil drips, reducing crack formation and raveling. The result is fewer repairs, improved safety, and longer pavement life.

What role does restriping play after sealcoating?

Fresh striping restored layout clarity, crosswalks, and loading zones, improving traffic flow and pedestrian safety while elevating curb appeal and compliance for a 50,000 square foot lot in Newbury Park.
